Get just ONE responsible agent to market your property exclusively. Here's my experience during property hunting for my client (buyer):

To give my client some choices, 2 viewing appointments were made back-to-back for a certain condo, through two different agents who appear to be marketing 2 different units there. After viewing the first unit, we met up with the 2nd agent, who brought us back to the same unit!

Why? Because the owner (seller) allow multiple agents to market the property thinking that this way more potential buyers will be invited - known as "open listing" (vs. exclusive listing - by one agent)

The problem is that one of the agent market it for a lower price than the other. If we were to buy the unit, it's a no brainer which agent we'll approach. What does this mean for the seller?

That's not the worst. During the same period, I found advertisements for the same unit by the seller himself, asking for even lower price! Apparently, the seller also tried to market the property himself, again thinking that he'll get more prospective buyers to view...

Property is a tangible cash-generating asset that appreciates with time and doesn't quickly lose value. Buying a property is a smart way to invest your money and increase financial security in the long term.

A good way to increase cash flow, it also offers many profitable investment opportunities. This investment potential is further supported by a limited supply of land in Singapore and Singaporeans' strong desire for home ownership.

Why invest?


Many people ask why they should invest in property?   Did you know that approx 85% of the population do not own an investment property?  Of those that do approx 10% only ever purchase one and the remaining 5% own 2 or more investment properties.  Do you think it is a coincidence that this is similar to the numbers that retire rich or financially independent?

Property leveraging is about borrowing money so you have more to start with in order to maximise the potential to earn greater profits. Leveraging works because it is far better to have a large amount growing at a consistent rate than it is to have a small amount growing at an extraordinary rate.

Property is the ideal asset to leverage into because you can usually borrow far more and invest your capital outlay up to a ratio of 20:1 (assuming a 5% deposit with a 95% loan – not including other costs). Your borrowing power on other investments is usually capped to a max 5:1 ratio (eg. a margin loan against shares or managed funds).  Being able to borrow more, means you can have more money invested... which means more potential growth... to get to your financial goals faster.

It is important to understand the difference between good debt and bad debt.  With proper planning and consideration of risk exposure, debt is a very powerful economic tool that can help you to become wealthy. Debt used to acquire income and growth producing assets is good debt and is significantly different from the bad debt used to purchase depreciating assets and consumables.
